Google Ads for Real Estate Agents: How to Generate More Leads Online

Real estate is one of the most competitive industries for online advertising, but it is also one of the most rewarding. When someone searches "homes for sale in Victoria BC" or "real estate agent near me," they are actively looking to buy or sell property. Google Ads lets you appear at the top of those searches at the exact moment buyers and sellers need you most.

Why Google Ads Works for Real Estate

Unlike social media advertising where you are interrupting people's feeds, Google Ads captures intent. People searching real estate keywords have already decided they want to buy, sell, or at least explore the market. This means your click-through rates and conversion rates tend to be significantly higher than other advertising channels. A single closed deal easily justifies months of ad spend.

Target Location-Specific Keywords

Real estate is inherently local, and your keyword strategy should reflect that. Instead of bidding on broad terms like "real estate agent" (expensive and too generic), focus on location-specific phrases. Keywords like "homes for sale in Langford BC," "Victoria BC real estate agent," or "condos for sale downtown Victoria" will cost less per click and attract far more qualified prospects. Layer in neighbourhood-specific terms for even better targeting.

Use Google Local Service Ads

In addition to standard Google Ads, real estate agents should consider Google Local Service Ads (LSAs). These appear at the very top of search results with a "Google Screened" badge and operate on a pay-per-lead model rather than pay-per-click. This means you only pay when someone actually contacts you through the ad. For agents, this can be a more cost-effective way to generate leads compared to traditional PPC.

Create Landing Pages for Each Market Segment

Do not send all your ad traffic to your homepage or a generic property search page. Create dedicated landing pages for different buyer and seller segments. A first-time homebuyer searching for "affordable homes Victoria BC" needs different messaging than a luxury buyer searching for "waterfront properties Oak Bay." Each landing page should speak directly to that searcher's needs, feature relevant listings or testimonials, and include a clear call to action.

Leverage Ad Extensions

Real estate ads benefit enormously from ad extensions. Use call extensions so prospects can phone you directly from the search results. Add location extensions to show your office address. Use sitelink extensions to link to specific pages like "Current Listings," "Sold Properties," "Free Home Valuation," and "About Your Agent." These extensions increase your ad's visual footprint and give searchers multiple ways to engage with your business.

Track the Right Metrics

In real estate, a lead might take weeks or months to convert into a closed deal. This means you cannot judge your Google Ads performance purely on immediate sales. Track phone calls, form submissions, email inquiries, and property search sign-ups as conversion events. Use a CRM to follow leads from first click through to closing so you can calculate your true return on ad spend over time.
